How do I know how much to offer?
Our advice is to put forward an offer that you are comfortable with but also an offer that if you are unsuccessful you are happy that you have given it everything that you were prepared to give for that particular block, if you wake up in the morning and find that it sold for $500 more than you offered, you are not filled with regret.
How do I place an offer?
When we are conduction an active EOI campaign (We are not currently), we do have a multiple offer form that some purchasers are able to use, even if they don’t want to offer on more than one block it can help to organise their thoughts. You will find this on the supporting documentation page.
It works as follows:
You rank the blocks that you are interested in, in terms of priority 1 for the one that you would love most, 2 for the next and so on (some people might list 2 blocks, some might list all 8- just use two forms to fit them all in)
Once you have ranked the blocks you can put the max price that you are willing to pay against each block. You might be prepared to pay more for priority 1 than priority 2 which is totally ok
When the time comes, we sit down and go through each offer and work out who has offered what for each block, create a list in order of price noting any conditions alongside.
From there we sit down with the vendors and work out which offers they would like to accept. If your offer is not the best fit for the vendors for priority 1, it might be for priority 2 ect.
Once the vendors have made a decision on successful purchasers we will give them a call and arrange to meet and sign a complete contract.
Once all contracts are signed we let any unsuccessful purchasers know, depending on the circumstances they may be willing/able to enter into a backup contract for a block that they have missed out on but we will discuss this with individual purchasers at the time is appropriate.
Some buyers are more comfortable to offer with a full contract initially on only one block which is just fine, on our spreadsheet we will just record this as priority 1. If you wish to do this please let us know and we will help you to fill out the contract.
